Sullivan’s Island appeals to buyers who want coastal living close to Charleston, with beach access, historic character, and a smaller residential feel. Peak offers a different kind of luxury: privacy, land, custom homes, and room to spread out. Briarcliffe Acres gives Grand Strand buyers a quieter residential setting near the ocean while remaining close to Myrtle Beach and North Myrtle Beach.
The properties may look different, but the financing questions are often similar: how much cash should go into the purchase, how much should remain invested, and which loan structure fits best?
Buying on Sullivan’s Island
On Sullivan’s Island, buyers may be searching for an oceanfront residence, a renovated older home, a newer custom property, or a second home close to Charleston.
Higher purchase prices can make financing strategy especially important. Briarcliffe Acres offers another side of coastal South Carolina. Buyers can be close to the Grand Strand while choosing a smaller, established residential community with mature landscaping and access to the coast.
Buyers may be purchasing a primary residence, relocating, or buying a second home. Keeping liquidity available after closing can help with renovations, investments, business needs, or another real estate purchase.
Jumbo Financing for High-Value South Carolina Real Estate
Jumbo financing is generally used when the loan amount falls outside standard conforming limits, but its real value is not simply access to a larger mortgage. The better question is whether the loan is structured around the buyer’s broader financial position.
Depending on the borrower, property, and program, current jumbo options may include loan amounts up to $30MM, up to 90% financing in select qualifying scenarios, fixed-rate programs, interest-only options, bank statement loans, portfolio solutions, primary-residence and second-home financing, investment-property options, and programs for borrowers with complex or nontraditional income.
A buyer with the ability to pay cash may still choose financing. Keeping a portion of those funds available can support investments, business opportunities, future real estate, renovations, or simply a stronger cash position after closing.

Interest-only jumbo financing can serve a different purpose. For qualified borrowers, the required payment during the interest-only period does not include scheduled principal reduction. That can leave more capital available for investments, a business, property improvements, or another acquisition.
Neither option is right for every client, which is why I prefer to review the financial picture before a buyer is under contract.
Portfolio Financing for More Complex Luxury Purchases
Some luxury transactions do not fit neatly within standard lending guidelines. The property may be unusual, the borrower may own several businesses or investment properties, or income may come from multiple sources.
Portfolio lending can provide additional options because the transaction may be evaluated with a broader view of the borrower and property. For buyers considering unique or high-value homes in Sullivan’s Island, Peak, or Briarcliffe Acres, that flexibility can matter.
The objective is not simply to find a lender willing to make a large loan. It is to find the structure that makes sense for the property and the client’s financial position.

For a buyer with a large investment portfolio, selling assets to fund a home purchase can affect taxes, market exposure, liquidity, and future opportunities. For a business owner, pulling significant capital out of the company can create a different set of tradeoffs.
Financing gives qualified buyers another option. A buyer can still make a substantial down payment while choosing how much liquidity to keep available. In some cases, that flexibility is more valuable than reducing the loan balance as much as possible on day one.
The best structure depends on what the buyer wants their money to do after closing.
Prepare the Financing Before the Right Property Appears
Luxury transactions often involve more moving pieces than a standard home purchase. Large asset transfers may need to be documented. Business income may require review. The buyer may be selling another property, relocating funds, or deciding between several down-payment strategies.
Waiting until an offer has been accepted can compress all of those decisions into a short period.
I would rather review the target purchase price, expected down payment, available liquidity, income documentation, existing real estate, reserves, intended use of the property, and preferred monthly payment before the buyer starts serious negotiations.
That way, when the right property appears, the financing is already part of the plan.
