The Investor Cash Flow program is for experienced real estate investors who are purchasing or refinancing investment properties to be held for business purposes. The loan qualification is determined based on a debt coverage ratio, or DCR, with borrowers qualifying based on cash flows from the subject property.
Program Highlights:
- Employment and income not disclosed on the 1003
- DTI not calculated
- Loan qualification based on the cash flow of the subject property (Debt Coverage Ratio)
- 4506T not required
- Can finance up to 8 properties or $2M for one borrower,
whichever is less - 5/1, 7/1, 10/1, 15 and 30 year fixed. Interest only available on 5/1 ARM*
- Borrowers may own an unlimited number of financed properties
- Credit score as low as 620
- Maximum LTV/CLTV/HCLTV 80%
- Cash out up to $2M
- No ownership seasoning requirement for cash-out refinance
- Loan amount up to $2.5M
- Gift Funds / Gift of Equity allowed (refer to guidelines)
- Perfect loan for borrowers who acquired investment properties paying all cash (recoup some cash) or borrowers who used hard money loans to acquire real estate.
