How DSCR Loans Work in Florida

The Debt Service Coverage Ratio (DSCR) measures a property’s rental income against its monthly expenses, principal, interest, taxes, and insurance.

Formula: DSCR = Rental Income ÷ PITI

Example:

A DSCR above 1 means your property generates enough income to cover its payments, and then some. In Florida, properties with DSCR ratios of 1.25–1.50+ often qualify for the most competitive terms, giving investors more leverage, faster growth, and higher returns.
