- Limited Doc–No documentation of assets or tax returns
- 12 Month Term, with no-cost 3-month extension
- No Prepayment Penalty
- Rates as low as mid 7s in certain states and if you qualify
- Interest-Only Payments
- Close in 7-10 days after we get the appraisal
- No Limit to how many deals you can fund
- Experience required for maximum leverage, otherwise we adjust the leverage levels
- We also have options for new investors at 85/100 based on FICO.
Option 2: 85% Total Cost | 70% ARV
- No credit report, no background check, you get your own appraisal
- 1 Bank statement collected to show funds to close (but we don’t source the funds).
- Also allow gap funding
- 6 Month Term | No Prepayment Penalty
- 1% Interest per month on outstanding balance
- Can close in 5 days (subject to appraisal)
- No limit to number of deals
- Will consider limited experience
- No cost/no inspection draw process
- No appraisal required in Arizona, Texas, or Colorado
