DSCR Investment Property Loans, also known as rental loans, are tailored for real estate investors focused on maximizing rental income. These innovative loans evaluate the cash flow of the property itself, rather than relying on the borrower’s income. How Does DSCR Work?

The Debt Service Coverage Ratio (DSCR) compares a property’s rental income to its total monthly expenses, including principal, interest, taxes, and insurance (PITI).

Formula:

DSCR = Rental Income ÷ PITI

Example:

  • PITI: $2,756.79/month
  • DSCR = $3,200 ÷ $2,756.79 = 1.16
