Looking for tips to make sure you hear the best 3 words? Clear to close. When you’ve found your favorite home, submitted your offer and won the bid in the growingly competitive market, and then you wait tensely for the notice from your lender that you’re clear to close. It can be a long wait. As your mortgage lender I want to give you some tips to close quickly on a home loan. The biggest tip that I can give you as your loan officer and advisor – be responsive to requests for information.

For example, we just qualified for a new-to-us owner occupied home in San Diego. We were very responsive to requests for information. If it was a missing W-2 document, we sent it in less than 2 hours. If we needed a letter explaining something on the credit report, it was done by the same day. This is how we personally got a Clear to Close in 10 DAYS!

  1. Check your credit score and work to improve it if necessary. A good credit score is typically required to qualify for a home loan.
  2. Save for a down payment. Most lenders require a down payment of at least 3% to 5% of the purchase price of an Owner-Occupied home (I can help you in AZ & CA for owner occupied and soon FL). For investment properties you’ll need between 20-30% of the total price for the down payment.
  3. Gather required documentation, such as pay stubs, tax returns, and bank statements.

  5. Get pre-approved for a loan. This will give you an idea of how much you can borrow and can help you when you start looking for a home.
  6. Find a real estate agent and start looking for a home. Remember to stay within your budget and keep in mind that you will need to pay closing costs in addition to the down payment.
  7. Once you find a home, submit an offer and if it accepted, go through the underwriting process, during this process the lender will verify your income, credit, and assets and will also appraise the property to ensure the value of the home is equal to or greater than the loan amount.
