Valor Lending Group offers a range of funding sources and loan options tailored for both investors and owner-occupied borrowers. Commercial Property Loans are available for amounts ranging from $100,000 to $2 million. Loan terms include 30-year fixed and 5-year ARM options, with amortization schedules of 15, 25, or 30 years. These loans can be used for purchases, cash-out refinances, or rate-and-term refinances.

Maximum Loan-to-Value (LTV) ratios vary slightly between programs: investor and owner-occupied loans allow up to 80% LTV for purchases and 75% for refinances. Minimum FICO scores start at 650 for most programs, although the investor-only option requires a minimum of 700. Debt service coverage ratios (DSCR) also differ, with investor loans typically requiring 1.15x and owner-occupied loans using a global DSCR of 1.20x. As well as a full docs option using 2 years personal or business tax returns.

Underwriting guidelines include property-level DSCR, global DSCR, and evaluations based on property cash flow. Required income documentation varies widely from two years of personal and business tax returns or only 12 months of business bank statements, or even no documentation depending on the program. Prepayment penalties do apply. Buy-downs are available at a cost of 1 point per 0.375% rate reduction.

Loans are available to individuals or business entities in the top 300 metropolitan statistical areas (MSAs), providing flexibility and accessibility across a broad market.
