Full document borrower:
Firstly, if you want to get a jumbo loan and are able to qualify with use of tax returns, W-2s and most recent pay stubs, you would qualify for the best terms. A full document borrower can put as little as 10% down payment with no mortgage insurance. A jumbo loan is any loan amount over the county conforming loan amount
Self employed borrower:
Secondly, if you are a self employed borrower and are looking to buy a house with a jumbo loan, you can qualify with your business or personal bank statement deposits. There are no tax returns or W-2s or even tax return transcripts needed. These loans are great for the business owner that writes off their income as expenses on their tax returns to keep the income tax cost low. This loan program is available with as little as 15% down payment. The rates are higher due to additional risk because income is not verified through tax returns but this is a great option.
Real estate Investor borrower:
Thirdly, the real estate investor. As a real estate investor you want to have an option that makes sense to you. That product is the investment property loan. The investment property loan is a program that is specific to the subject property being financed. No tax returns, no bank statement income qualification. The property income qualifies the borrower for the loan based on its cash flow.
