DSCR Investment Property Loans is a type of financing to purchase or refinance an investment prope:ty that currently or potentially has cash flows that produce enough rent to completely cover their principal, interest, taxes, and insurance payment. The DSCR calculation is the property’s current or future rent divided by the new PITI monthly payment. The loan may be conditionally approved if your property produces a cash flow of over .75 percent.
Here is how to interpret your DSCR Investment Property Loan:
- DSCR < 1: You have negative cash flow; therefore, you don’t have enough rental income to service the debt (New PITI payment).
- DSCR = 1: You may have enough rental income to service the debt (New PITI payment), but you do not have enough emergency cash reserve.
- DSCR > 1: You have positive cash flow. The higher your DSCR, the more income you must service the debt (New PITI payment).
